My Marketing Plan

What Brian Will do to Market your home.

 

Schedule professional photographer.

 

Create and send out just listed cards to neighbors and Brian’s client list.

 

Host a broker’s preview where all local Realtors are invited to tour your property for any qualified buyers they may have.

 

Match existing prospects/buyers to your listing through the Multiple Listing Service prospect match program.

 

Create color postcards for distribution to prospective purchasers and top producing agents.

 

Create a professional brochure for distribution to the top producing agents throughout South Orange County & selected real estate offices in West Los Angeles, Beverly Hills, and personal clients.

 

Create a digital version of the property brochure for distribution to e-mail recipients or respond quickly to my Internet inquiries so that prospective buyers and their agents can better understand the whole picture, versus the usual quickly taken MLS photo.

 

Mailing program: I mail at least once per month to my personal client list of over 1500 people who have purchased or sold homes through me for over past 30 years - this is the number one source of my business for the past 30 years.

 

Suggest or advise any changes you might want to make in your property. Consistently update you with any changes in the market, new listings, sales, price changes, and advise you on their effect on the postioning of your property.

 

Follow-up with all agents who have shown your property and obtain their buyers’ comments to discuss with you. Aggressive advertising campaign: Daily Pilot, Orange County Register, Los Angeles Times, Laguna Beach Independent, Coastal Living Magazine and Coastline Pilot.

 

Personal prospecting: I spend a minimum of two hours each day by telephone speaking to active brokers and buyer leads in an effort to find a buyer for your property.

 

Track sources of all inquiries to determine where we are getting the best results.

 

Represent you upon the presentation of all offers, assist you in negotiating the best possible price and ensure you have a legally binding contract.

 

Closely monitor and keep you informed on all aspects of the escrow including, title, mortgage, termite, property inspections, etc., to ensure that all deadlines are adhered to and that the escrow closes on time.

 

Schedule open houses if applicable.
